What’s happened in the Calgary real estate market?
Calgary’s housing market saw notable gains in the first half of 2022 before rising interest rates cooled activity later in the year. The city’s benchmark home price peaked near $532,200 in May and declined to about $506,400 by year-end — roughly a 3% drop from the high. Because Calgary remains one of Canada’s more affordable major markets, price declines were less pronounced here than in many higher-cost cities.
Trung Bien, a local eXp Realty agent, notes that the first four months of 2022 were marked by unexpectedly strong price appreciation. “Out-of-town buyers pushed prices higher early in the year,” he says. “Once that demand subsided, we saw fewer multiple-offer situations and more opportunities for patient buyers in the latter half of the year.” (Zoocasa, which produced the underlying neighbourhood data, is wholly owned by eXp World Holdings.)

Early 2023 began with limited inventory, a challenge common to many Canadian cities. Several rate hikes prompted some homeowners to hold off on selling, tightening supply. That scarcity gave motivated sellers more leverage to list at higher asking prices, and in some cases they were able to achieve aspirational prices because buyers had few alternatives.
Bien points out that population and job growth remain solid, which supports longer-term demand. Still, ongoing low supply is the key constraint: when inventory is tight, buyers face fewer choices and sellers have room to push prices even amid higher borrowing costs.

Adjacent to Patterson, Coach Hill shares similar boundaries and community character. The average home price ended 2022 at $483,743, a 5% increase year-over-year, though about 10% lower than five years earlier — making the neighbourhood comparatively affordable. Its value score sits at 3.6. Coach Hill earns a 5.0 for economics but a lower accessibility score (2.3), meaning most residents use a vehicle for daily travel. Approximately 43% of households have children.

3. Scenic Acres
Located in Calgary’s northwest, Scenic Acres is bounded by Crowchild Trail, Nose Hill Drive and Stoney Trail.
